ITB (Inside the Beltline) is the area of Raleigh inside of 440 (Cliff Benson Beltline). The locals call it ITB for short. This includes downtown Raleigh and all the surrounding areas around it. This is the most expensive real estate we have anywhere in the Triangle with the price per square foot between $300-$500. This area is well known for demolishing older homes and rebuilding new homes on the land. Home prices will range from $400,000 to several million dollars for the really high end luxury properties.
ITB will appeal to you if you do not want cookie cutter and a very established neighborhood. If your budget is around $400k-$500k you can get into smaller homes that will need some work, but if you want to spend a little more then you can get into some really nice homes. This area sells for such a high price because there is almost no land left to develop. When land is scarce the price will get driven up significantly.
You have a very wide variety of homes here. Small condos downtown, large luxury homes a little North, and smaller homes just outside of downtown filled with charm and character. Close proximity to downtown is the major draw of living here.
